Lister terms
Last updated: 19 October 2026
Version 1.0, effective 19 October 2026.
1. Who we are and who these terms are for
1.1 Desks North East is a trading name of Dove Design Ltd, a private limited company registered in England and Wales, company no. 14814259, registered office 6 Atkinson Grove, Shotton Colliery, Durham DH6 2YA, email hello@desksnortheast.co.uk ("we", "us"). Dove Design Ltd is not VAT registered, so no VAT is charged.
1.2 These terms apply when a business that runs a coworking space, serviced office, meeting room or business centre ("you") claims a listing, asks us to add a space, or buys a Featured or Area sponsor placement. They form the contract between you and us.
1.3 Business customers only. Our services are for businesses. By accepting these terms you confirm you are acting for the purposes of your trade, business or profession.
1.4 You can read, save and print these terms at any time, including before you sign up.
2. What we provide
2.1 Free listing. We may list your space free of charge from your business's own public information, marked "Unclaimed" until you claim it. Listing is free and stays free.
2.2 Claiming. You can claim your listing to check and correct its details. Claiming is free. We aim to check claims within 5 working days and will tell you by email when your listing is updated or if we need more information.
2.3 Featured · Ad (£19 a month, or £190 a year): your space can appear in the separate "Featured · Ad" block after the normal results for its area (on the home page, below the area tiles) (see clause 4), with a "Featured · Ad" label, and may show photos you supply.
2.4 Ad · Area sponsor (£49 a month, one sponsor per area): one banner labelled "Ad · Area sponsor" on the area page, and a labelled mention in our newsletter if and when we run one.
2.5 Other places we may show listings. We may also show listings, labelled where paid, in our own newsletter and on our own social media accounts. We'll update this clause before using any other channel.
2.6 What we don't do. We don't take bookings, handle enquiries, negotiate, arrange viewings or act for you in letting space. People contact you directly. We never charge commission or success fees. We don't guarantee any number of views, clicks, enquiries or lettings.
2.7 No reviews. We don't publish reviews or ratings of any space.
3. Your listing content
3.1 You're responsible for making sure the information you give us is accurate, lawful and kept up to date, and that you're entitled to give it to us.
3.2 We publish, you suggest. You send changes to us and we review and publish them; you can't publish directly. We write listing descriptions in our own words and may edit what you send for accuracy, length, style or to comply with the law.
3.3 Please give us business contact details only (for example info@ addresses and a switchboard). If you give us the details of a named person, you confirm they know we will publish them.
3.4 Photos, logos and text you supply. You confirm you own them or have permission to use them, and that our use won't infringe anyone's rights. You give Dove Design Ltd a non-exclusive, royalty-free licence to use, resize and display them on the site, in our newsletter and on our social media accounts for as long as your listing is live and for a reasonable time afterwards to remove them from archived material. You keep all your rights. You'll compensate us for losses we suffer because of a claim that material you supplied infringes someone else's rights.
3.5 We show a "Last checked" date on every listing. We may mark a listing "may be out of date" if we haven't been able to check it for 90 days, and hide it if your website stops working.
4. How results are ranked (main ranking parameters)
4.1 Normal results are ordered by the option the searcher chooses: distance from the place they searched, alphabetical order, or the date the listing was last checked. Filters (such as type of space or facilities) include only listings whose published details match. Where listings are otherwise equal, more complete and more recently checked listings appear first. These parameters are used because they best reflect what searchers ask for: location, then the type of space, then accurate, up-to-date information.
4.2 Effect of payment. Payment does not change a listing's position in the normal results. A Featured listing appears in its normal position, unlabelled and unstyled, and in the separate "Featured · Ad" block. That block shows at most 3 Featured spaces per area; if more than 3 are eligible, the 3 shown are chosen at random each time the page loads. An Area sponsor banner doesn't affect the position of any listing.
4.3 We don't run listings of our own and we treat all listers' listings the same way, except as described in clause 4.2.
4.4 More detail is on our "How paid placement works" page.
5. Paid placements: price, payment and cancellation
5.1 Prices are as shown on the List your space page when you buy. No VAT charged: Dove Design Ltd is not VAT registered. There are no set-up fees or other charges. If we have to register for VAT, we'll give you notice under clause 8 before any change to what you pay.
5.2 You pay in advance by card through Stripe's hosted checkout. Your placement renews automatically each month (or year, for annual plans) until you cancel.
5.3 Cancelling. You can cancel at any time through the billing link in your receipt email or by emailing hello@desksnortheast.co.uk. Your placement runs to the end of the period you've paid for and then stops; your listing goes back to a free listing. If you're on an annual plan, we'll email you at least 14 days before it renews.
5.4 If a payment fails we'll tell you; if it's still unpaid 7 days later, the paid placement stops and your listing goes back to a free listing.
5.5 Only one Area sponsor is accepted per area at a time.
6. Restricting, suspending or removing listings (and our reasons)
6.1 We may restrict, suspend or remove a listing or placement if: the information is inaccurate or misleading and isn't corrected; the space has closed; the content is unlawful or infringes someone's rights; you seriously or repeatedly breach these terms; payment is not made; or we're required to by law or a regulator.
6.2 If we restrict or suspend a listing, we'll email you a statement of our reasons at the time it takes effect (or before), referring to the facts and to the ground in clause 6.1, and you can reply to clarify or put things right.
6.3 If we decide to end our service to you altogether, we'll give you at least 30 days' notice by email with our reasons, unless the law requires otherwise, or you've repeatedly breached these terms, or we must act immediately to comply with the law. If we end a paid placement for reasons other than your breach, we'll refund the unused part of what you've paid.
6.4 You can ask us to remove your free listing at any time and we'll do so.
7. Liability
7.1 Nothing in these terms limits or excludes liability for death or personal injury caused by negligence, fraud or fraudulent misrepresentation, or anything else that can't legally be limited or excluded.
7.2 Subject to 7.1, we are not liable for loss of profits, business, revenue or goodwill, or for indirect or consequential loss.
7.3 Subject to 7.1, our total liability to you under or in connection with these terms in any 12-month period is limited to the fees you paid us in the 12 months before the event giving rise to the claim.
7.4 We try to keep the site available and accurate, but we don't promise it will always be available or error-free.
8. Changes to these terms
8.1 We'll give you at least 15 days' notice by email of any change to these terms, explaining what is changing. You can end your agreement with us before the change takes effect, free of charge, by telling us or cancelling.
8.2 We may make changes sooner where the law or a regulator requires it, or to deal with an unforeseen and imminent danger such as fraud or a security risk. You can waive the notice period by clearly agreeing to the change (for example by submitting new content).
9. Complaints
Email hello@desksnortheast.co.uk with "Complaint" in the subject. We aim to reply within 10 working days.
10. Data protection
Our Privacy notice explains how we use personal data. Each of us will comply with UK data protection law.
11. General
11.1 These terms are the whole agreement between us about their subject matter.
11.2 If a court finds part of these terms unenforceable, the rest stays in force.
11.3 These terms are governed by the law of England and Wales, and the courts of England and Wales have exclusive jurisdiction.
